📝 Sample Lease Summary – Sunshine Realty Property Management
At Sunshine Realty, we believe in transparency and setting clear expectations for our tenants. Below is a summary of our standard lease terms. Please note: this is a general overview. Some properties may include additional clauses or custom addenda based on location, amenities, or ownership requirements. Tenants will receive a full lease agreement for review and signature prior to move-in.
📅 Lease Term & Rent
- Standard Lease Term: 12 months, converting to month-to-month afterward with a 30-day written notice required to vacate.
- Rent Due Date: 1st of the month.
- Late Fees: Applied after the 5th, at $15 or 5% of rent (whichever is greater).
- Returned Check Fee: $35, due within 48 hours.
💵 Security Deposit
- Collected upon approval and held in trust.
- Typically refunded within 30–60 days after move-out, provided the unit is left in good condition and all keys are returned.
- Not applicable toward last month’s rent.
🚪 Move-Out & Notice
- Written 30-day notice required on or before the 1st of the month.
- Rent continues to accrue until all keys are returned.
- If vacating before the end of lease, the deposit may be forfeited.
🧹 Tenant Responsibilities
- Maintain a clean and safe home, inside and out.
- Replace air filters monthly and smoke detector batteries as needed.
- Keep utilities active during tenancy.
- Notify us immediately of maintenance concerns, leaks, or hazards.
- Follow local noise, trash, and parking ordinances.
🚫 Smoking Policy
- Smoking is strictly prohibited inside all rental units.
- Damage from smoking (odor, stains, burns) may result in additional charges.
🐾 Pet Policy
- Pets may be permitted with prior approval and a pet application.
- A non-refundable pet fee is required.
- Unauthorized pets may result in lease violations or additional charges.
- Aggressive breeds are not allowed; other restrictions may apply based on property.
- All tenants with pets must comply with pet addendum rules and local leash laws.
🔥 Fire Safety & Maintenance Reminders
- No grills allowed on balconies or within 10 feet of the building.
- Tenants must provide their own fire extinguisher.
- Appliance service for tenant-supplied items is the tenant’s responsibility.
- After 30 days of occupancy, pest control becomes tenant’s responsibility.
🏠 Occupancy
- Only tenants listed on the lease may occupy the property.
- Any change in occupants requires prior written approval.
- Subletting is not permitted.
🛠️ Maintenance & Emergencies
- Submit routine requests via the tenant portal or by calling our office.
- After-hours emergency line is available for urgent issues (e.g., no heat, flooding).
- Non-emergency maintenance (e.g., appliance issues) will be addressed during business hours.
⚠️ Additional Notes
- Tenants may not alter the property or install satellite dishes without written approval.
- Use of trampolines, swing sets, or swimming pools is not permitted.
- All tenants must carry renters insurance or liability coverage.
